This is a 95 acre parcel bordering the Southeast corner of the village of Tupper Lake at the heart of New York State's Adirondack Mountains. Three quarters of this land is wooded with young growth including: Maple, Beech, Pine, Spruce, Cedar, Oak, Cherry, Apple and Poplar up to 8 inches in diameter. Wildlife includes: White Tail Deer, Black Bear, an odd Moose here and there, Red Squirrel, Grey/Black Squirrel, Chipmunk, Raccoon, Rabbit, Porcupine, Skunk, Fox etc and many species of birds including Hawks, Turkeys, Pheasant, and Canadian Geese, ( a legal game bird) in the Fall. Though the property is within a quarter or half mile of several bodys of water there is no surface water to speak of on the property. The parcel is bordered by New York State highway 3/30, Hosley Avenue, Stetson Road and the entire length of Sunset Avenue. To the East is state forest preserve for miles. To the South is private land for a quarter of a mile, the Racquette River and Simond Pond then state forest preserve for miles. To the North and West are a couple miles of the village of Tupper Lake then Tupper Lake itself and Racquette Pond then state wilderness preserve for miles. The land is in the Town of Tupper Lake but the bulk of it is not in the Village of Tupper Lake. Tupper Lake is the only Village in the town of Tupper Lake. Most of the parcel except for Hosley Avenue borders the village of Tupper Lake and does have village sewer, water and power. Recently the town has built for 1400 feet of additional sewer and water extending into the parcel from the Eastern end of Broad Street. This sewer extension is on a 25 acre section of the property called Pioneer Place, A defunct development from 1987, that was started but never finished. The Natural History Museum of the Adirondacks has been proposed and construction has started with a grand opening scheduled for Summer 2006. The museum is dedicated to presenting the Adirondack Mountain Region to the public and conducting scientific research facilitating its preservation. Initially the museum will be an $18 million facility and will be located adjacent to the property across Hosley Avenue from the property about half way between Route 3/30 and Stetson Road. Click Here to visit the museum on the WWW. The property can be zoned almost any way one might like.
The property has good commercial as well as domestic potential. It does already have sewer, water and power along most of it's perimeter. It's Route 3/30 boundary also borders four restaurants, five motels, two gas stations and a super market. One of these restaurants is the Park Restaurant which for decades has been one of the regions finer dining spots under various names. An additional feature some developers would be interested in is a 600,000 gallon water tank situated at the edge of the property on Route 3/30 half way between Hosley Avenue and Sunset Avenue. The parcel is available for sale as one piece or by the lot. Lots can be any size one might like.
In the Fall of 2003 it was announced that the defunct Big Tupper Ski Area located 3.5 miles from the property along with 6,500 surrounding acres and adjacent golf course and lakeside marina would be developed with 800 homes into a ski-in / ski-out year round resort. For current details do a Google search for "big tupper".
Tupper Lake is one of the villages comprising what is known as "The Trilakes Region". The other two are Saranac Lake, 22 miles and Lake Placid, (home of the 1980 Winter Olympic Games), 32 miles.
